Questions 1. Why do you only list houses for 60 days?
Our belief at 60 Day Realty is if the home is priced according to its location, condition and current market conditions, then a seller should have a contract within 60 days. That along with the knowledge that sellers don’t want to be locked into long term contracts and feel like they are being held hostage to Realtors made this a common sense real estate policy.
2. Will 60 Day Realty show my house to buyers?
Absolutely. We are a full service company and handle all phone calls, paperwork and showings.
3. How come you only charge a discount commission / flat fee of $995?
We found out that seller’s do not prefer high commissions for Realtors. Go figure, huh? We prefer to work on a volume basis so it’s not how much money we make per house, but how many houses we can sell. And because sellers like our discount / flat fee commission options, more of them choose to list with us! Call us crazy, but we prefer to do what works.
4. Would other Realtors show our house?
Absolutely! As part of the MLS Only program you would offer a co-brokerage fee to other Realtors. For example, let’s say you list your home with 60 Day Realty for $100,000, agreeing to pay 3% to other Realtors and one of them brings a buyer to your home who buys the house for the full asking price of $100,000. At the closing you would pay the Realtor’s co-brokerage 3% of the sales price ($3000) plus 60 Day Realty’s flat fee / discount commission of $995. That’s a $3995 commission. Many times Realtors will list a house for 6%.
By choosing 60 Day Realty you would have just saved $2005 in commissions!

5. If 60 Day Realty sells my house, do I owe the 3% co-brokerage commission?
Nope… just the $995 and only at the closing.
6. Do you advertise in the newspaper or other periodicals?
No… and our reasoning in simple and backed by statistics.
According to the National Association of Realtors in 2006 buyers reported that over 60% of the time they were finding houses by using the internet or a Realtor (who use the MLS). Over 15% of the time they were finding their home by calling on yard signs in the neighborhood in which they wanted to live. Over 11% reported finding their home by word of mouth. That means over 86% of the people who bought homes were finding the house because of the internet / MLS, a yard sign and people’s ability to gossip about what is going on in your neighborhood!
7. Do you do Open Houses?
No, but if you want we are happy to educate you on how to safely and effectively perform one on your own.
8. Can I cancel my listing for any reason?
Yes.
9. Are you sure I can cancel my listing for any reason?
Pretty sure we just answered this in #8. Wait let me double check. Yep, we did.
10. Would you be willing to write all of this information
in the listing agreement?
